How complicated is it to use Booker Tools, who is it for?
We’ve built our software so that it has a natural flow of information in it, which is fairly simple for any professional in the Vacation Rental business. Being a professional in the industry ourselves, we created Booker Tools that can be used by any property manager who wants to elevate and streamline their business; At the same time, their homeowners get their owner’s interface as well.
Can I try the software before signing a contract?
Absolutely! We have a 15 day free trial; feel free to test the system on your own and see for yourself the benefits that it will bring to your business. For all questions, we are at your disposal.
How long are contracts signed for, and what if I choose to leave?
We always strive that our partners are happy with our technology and our support. In case you decide to terminate the contract before its expiration, we will invoice you for active reservations created by our software.
Is the system scalable?
Yes, through this system, we are managing several thousand units. At the same time, we have partners managing 15-20 units; the system can handle a large number of inputs without any difficulties.
What are the costs of using Booker Tools?

What is the Setup fee?
Setup Fee is an initial one-time fee, which covers our staff’s support costs to help you start your journey with us in the most productive way possible. We will take you through our software and introduce you to all tools. We will also help you set up your first units so that you can understand the logic of the software and so that you can later import all your units in the shortest amount of time. The price depends on the time needed to get you going.
How much is Software Price?
Each client requires an individual and personal approach, and that includes terms of the collaboration as well, so the Software price is customizable to meet your value for money criteria.
Are all booking channel connections provided by Booker Tools included in Software Price?
We have booking channels connected directly via two-way XML connection and over intermediate (details can be seen in our “channel manager” section of this website). Directly connected channels are included in our Software price while those provided via intermediate have a surcharge.
Do I need to use all channels that you are connected to?
Not, you can choose to work with only a few of them. To maximize the potential of new reservations, we suggest using all of them to increase your properties’ visibility.
In addition to Software Price, do I still have to pay commission to sales channels like booking, airbnb?
Indeed you do. Software Price only covers our technology service; Booker Tools in itself is not a sales channel but a tool to help you synchronize the details about your property to multiple sales channels. If you choose to cooperate with us and use Booker Tools to manage your properties, once the guest makes the reservation for your property through (for example) booking.com – booking.com will charge you for their fee, and we will send you an invoice for our Software price.
Are there fees for canceled reservations?
We realize that the percentage of canceled reservations is significantly higher during these times of Covid (and post-Covid) than usual. Therefore, we have decided that we will not have any cancellation fees for new signed contracts.
Can an overbooking still happen, even though I am using your PMS and CM?
Booker Tools is a preferred technology partner of the biggest OTAs (Booking.com, Expedia, Airbnb, etc.), which gives maximum security regarding the quality of connection.
Is Booker Tools available in my country?
Booker Tools is cloud-based software available globally. By having an internet connection, you can easily access it regardless of your location.
What options do you have for my website?
- Possibility of creating your automatically generated website by using Booker Tools, Direct Booking feature.
- Possibility to connect our booking engine to your existing website, to enable your customers to have real time rates and availability synchronization with other sales channels and to enable them to book directly on your website without need for prior inquiries. Your reservation will be seen as any other reservation in the system, which means all our tools are available for reservations from your website.
- The possibility of API connection means full connection with your website, including automatic synchronization of inventory (reservations, prices, restrictions, and availability) and synchronization of content (photos, description, guiding content of property units…)
Can you provide an API connection to other systems?
API connections are possible to develop a connection where we are exporting a set of information from Booker Tools towards another system. For example, if you need to use specific accounting software, we can develop an API connection to that software to integrate your operations and streamline your business. Developing those kinds of connections is a subject of additional conversation and contract.
Do you provide an iCal connection?
iCal is available as an export (you can copy an iCal link from our system and import it into another system to synchronize calendars), and our IT is currently in the process of developing of import iCal (where you would be able to copy an availability calendar from another system and paste it into our system
What’s the situation with GDPR and data protection?
Booker Tools is GDPR and PCI-DSS compliant, so there are no concerns in regards to the quality of our protection of personal and financial data.
Do you help your clients set up their starting price?
No, but we provide an integrated revenue manager module that automates your revenue management logic and does dynamic pricing.
Can I set seasonal rates, or rates per day in the week?
We provide various alternatives and automatizations for setting up the price, price based on length of stay, based on the number of guests arriving at your property, based on payment method and cancellation, based on the day of the week…
Can I grant access to specific system data per user?
Indeed, we have 5 different types of roles in the system (administrator, account manager, homeowner, onsite manager, check-in person). Each of them comes with its own set of rules regarding which parts of the system they can see and manage.
Our support team is available 7 days a week/365 days a year from 08:00-20:00h (CET).
